House Rules

1. Absolutely no smoking/vaping anywhere on property or you will incur a $500 penalty. 2. please list the correct number of guests. Any unreported guests will incur a $100 fee per guest/per day 3. check out is at 11 a.m.. If you need more time, please ask ahead of time. Any late check out fee will result in an additional day rate being added to your bill. 4. All locals must request before booking. 5. Please correctly state the number of pets on your reservation. Any unauthorized pets will result in a $1000 fine per pet per night. 6. We are pet friendly but we have a two pet max 7. Out of respect for our neighbors, please keep outside noise down especially during neighborhood hours of 9 p.m. 8. We have made an attempt to make the house kid friendly, but we cannot guarantee its a prefect setting for young children. If you are concerned about this or have very young babies this may not be the ideal house. 9. We have our house professionally serviced by pest control professional both for mosquito spraying and bugs. However please be aware that this is a rural area, and when the weather changes, or after storm weather you may see a bug. This is not an indication that the place is dirty, but that we indeed live in nature :)

Neighborhood

This is a large comfy house that sits on over 5 acres of breathtaking mountain scenery. Even though the home is out in nature, we are still close to everything fun to do in Gardiner. We do have neighbors nearby so we ask that you respect quiet hours. Our home has stunning views of the Shawangunk Mountains, specifically the Millbrook Ridge Trail. We are also close to local favorites like German styled restaurant Brau Haus, 5 minutes to Wildflower Farms, & much more! NOTE: This house is very much immersed in nature. While rare, there is always the possibility of seeing wildlife- from a raccoon to a bear. Please be careful and cautious while outdoors. Neighbor Note: Near the house is an Airstream camper that is also a rental. We ask that all guests be respectful of quiet hours.

I found this by accident whilst searching for something that I wasn’t sure I would be able to accommodate price wise, as well as for the size of our group (7). We were looking for a place that was private, spacious and quiet, and this location had an unexpected bonus of being in very close proximity to many available activities and restaurants, etc. which we hadn’t even really been considering, but ended up being a great option to have. Host was extremely responsive, everything was as described on a beautiful property, and this was better than anything I had hoped to find. We had a wonderful weekend and would definitely book again.

The location was perfect for our group. Everyone was entertained from the baby to the Oldest adult. The home is very spacious and beautiful. The host really knew how to prepare us for our stay. Would definitely book again !

The house was even better than the pictures. Extremely spacious, family friendly, a kitchen with everything you could need, and then some. The views were beautiful and the RV for some extra space was so nice. Our whole group is going to miss the view from the fire pit.
