1. Absolutely no smoking/vaping anywhere on property or you will incur a $500 penalty. 2. please list the correct number of guests. Any unreported guests will incur a $100 fee per guest. 3. check out is at 11 a.m.. If you need more time, please ask ahead of time. Any late check out fee will result in an additional day rate being added to your bill. 4. All locals must request before booking. 5. Please correctly state the number of pets on your reservation. Any unauthorized pets will result in a $500 fine per pet per night. 6. We are pet friendly but we have a two pet max 7. Out of respect for our neighbors, please keep outside noise down especially during neighborhood hours of 9 p.m. 8. We have made an attempt to make the house kid friendly, but we cannot guarantee it's a prefect setting for young children. If you are concerned about this or have very young babies this may not be the ideal house. 9. We have our house professionally serviced by pest control professional both for mosquito spraying and bugs. However please be aware that our home is surrounded by nature, and when the weather changes, or after storm weather you may see a bug. This is not an indication that the place is dirty.

The house was perfect for our visit. It’s spacious with plenty of sleeping space. It was super clean and decorated very nicely. We felt comfortable and right at home. It was in a central location for all the areas we wanted to visit.

Nice place upstate - exactly as described in the listing. Clean and has all the essentials. Host communication and check-in were seamless. Living room space is large and open, and the TV is huge. The yard is really nice as well.

Shintaro's home was beautiful and is well situated near downtown New Paltz. Shintaro was always responsive and picked up my calls to answer my questions. I highly recommend his home for stays in the New Paltz/Gardiner area.

We have stayed in this area many times and this is by far a wonderful vacation rental. Host was proactive and always a step ahead before anything could have been needed or requested. Location is close to town and house was not hard to find at all. Bedding was comfortable, kitchen was useful and plentiful, living space open and inviting. We will certainly request again when we are back in the area. If you are hesitant to book, have no worries and just book it!

Find us

You can park in the driveway to the left of the house. Be aware, the driveway is on an incline. If you have issues finding us, use 2 Rocky Hill Road (red blob) as a nearby landmark then go 4 houses further Our actual address occasionally sends people to the wrong place, it’s annoying but we make do
